East Bay mold dog inspection
We provide mold detection dog inspections throughout the San Francisco East Bay, including Oakland, Berkeley, Walnut Creek, and surrounding areas.
A mold dog inspection is a fast, non-invasive way to find hidden mold in your home or commercial property.
Here’s why our East Bay clients call us:
They’re buying or moving into a home
A mold dog inspection helps uncover hidden issues before committing, giving buyers and renters confidence that there aren’t expensive or toxic hidden mold issues.
To confirm remediation was successful
We often hear from clients that they smell a musty odor, have unexplained symptoms, or have had past water damage. Our trained mold dog helps find the source of mold issues without demo.
Inspect rental or commercial properties
Mold remediation is a significant investment. After remediation, clients want to confirm that their mold issue was fully addressed. Our inspections help verify whether there are any remaining sources of mold.
They suspect they’re dealing with mold
Property managers and landlords use mold dog inspections to catch potential issues before they become larger problems, protecting tenants, avoiding liability, and maintaining the condition of their properties over time.

Choosing between a mold dog and other inspection methods
Not sure whether you need a mold dog or another method? Here’s why a mold dog inspection may be right for your East Bay space:
❋ Clear answersA well-trained dog can detect mold at very low concentrations that visual inspections cannot detect and that air sampling may miss. And they locate sources, not just the presence of an issue.
❋ Non-invasiveOur inspections do not require cutting into walls or disturbing your space. We’re able to investigate hidden areas without any demolition or disruption.
❋ FastSince they don’t rely on specialty equipment or lab testing, a mold dog can cover your full space faster than many traditional inspections. That means you get same-day answers about your space.
❋ Complementary testingMany clients come to us after confirming mold through other testing methods (though this isn’t required), and then use our service to help locate the source, since surface and air tests can’t pinpoint where the issue originates.
❋ Early detectionA trained mold dog can identify odor signatures associated with mold at very early stages. This can help flag potential issues before they become more widespread, saving you money and stress.
❋ Hard-to-reach detectionEven when supported by tools, visual inspections can miss mold simply because the inspectors can’t access the hidden or hard-to-reach areas where it may be present.

What can I expect when your mold dog inspects my space?
Let’s break down what our mold dog inspections actually look like, since this is a question many of our East Bay clients ask us.
Expect the inspection to take between 1 and 2 hours.
It starts with a visual inspection of the interior and exterior (when accessible). This step helps to identify visible signs of moisture, water damage, and mold.
Next, our dog Hee-do and his handler, Simon, do a systematic inspection together, marking any areas where Hee-do alerts.
Finally, we share a verbal summary of findings onsite and answer any questions you may have. Here’s a sample inspection timeline, though it varies by property:
