How the inspection works
1. Schedule your inspection
We start with a quick conversation about your property, concerns, and what you’re hoping to learn from the inspection. This helps us plan the visit and focus on what matters most to you.
2. On-site walkthrough
Just before our mold dog begins his search, we do a full indoor and outdoor visual inspection, evaluating areas with past leaks, humidity concerns, or building history that could contribute to mold growth.
This step helps us understand the environment so the canine inspection is as effective as possible.
3. Mold dog inspection
At this stage, our certified mold detection dog, Hee-do, and his handler, Simon, will search the space for mold-related odors. He works room by room, checking floors, walls, ceilings, and hidden areas where mold commonly develops.
The inspection is completely non-invasive—no drilling, wall openings, or disruption to your property. Anywhere our dog alerts, we place painter’s tape to indicate.
4. Next steps
Lastly, Simon will review findings—areas Hee-do flagged—with you, discuss possible reasons why, and offer practical next steps based on the inspection results.

Do I need to prepare my home before the inspection?

No special preparation is required. We simply ask that floors and main walkways are reasonably accessible so Hee-do can move through the space comfortably. Normal household activity, furniture, and belongings do not interfere with the inspection.
Will the inspection damage walls or surfaces?

No. Mold dog inspections are completely non-invasive. We do not open walls, drill, or disturb finishes during the inspection.
What if the mold dog alerts to an area?
