  • Yes. We regularly inspect condos, townhomes, and multi-unit buildings throughout the San Luis Obispo area. We typically schedule these appointments further out, as we’re traveling from the San Francisco Bay Area and have to plan ahead.

  • It varies. Most inspections take from two to three hours, depending on the property size, layout, and accessibility.

  • No. You’re welcome to stay during the inspection. To avoid interfering with the dog’s ability to detect odors, we may ask that pets, heavily scented products, and cleaning activities be limited while we’re on-site.

    We’ll also provide a few simple prep instructions beforehand to help everything run smoothly on the day of the inspection.

  • Yes, absolutely. We work with plenty of renters who suspect mold and want clarity on the condition of their space.

  • Pricing depends on property size, layout, and accessibility. Most inspections are completed in a single visit, and we provide clear pricing before scheduling so you know what to expect. As San Luis Obispo is outside of our immediate area, we do charge for travel.
