California mold dog inspection
Our certified mold dog is trained to find hidden mold fast, without tearing into walls. We’re passionate about helping homeowners, renters, and property managers across California get answers to their mold questions.
Mold discovered after closing is one of the most common (and costly) surprises in real estate. A mold dog inspection gives buyers and sellers confidence that nothing is hiding behind the walls before a deal is finalized.
People typically get in touch when something feels off. Sometimes it’s unexplained symptoms or a smell they can’t trace. Other times, they’ve had a water event and want to rule out mold.
Buying or selling a home
Confirm mold remediation efficacy
Musty odors, unexplained allergy symptoms, or a history of water damage can all point to hidden mold. Our mold dog can find potential mold sources without invasive testing or tearing into walls.
Inspect rental or commercial properties
Remediation is costly, and our clients often want to confirm that the work they’ve had done was thorough. A mold dog inspection acts as an independent confirmation that the affected area has been successfully remediated.
Suspect mold, but can’t find the source
Property managers and landlords use mold dog inspections to catch potential issues before they become larger problems, protecting tenants, avoiding liability, and maintaining the condition of their properties over time.
Certified mold detection dog
Our mold detection team, Hee-do and Simon, completed professional training and certification together under renowned mold dog trainer Bill Whitstine and regularly re-certify as a team.
Areas we serve
We’re based in the San Francisco Bay Area and serve clients throughout the state of California—from San Francisco to San Diego.
Mold dog inspection vs other methods
❋ A more targeted starting pointA mold dog can help take you from “where could the problem be?” to “this is the area to look at more closely,” narrowing a whole home down to specific spots that may warrant further investigation.
❋ Non-invasiveNo cutting into walls, no pulling up flooring. Our dog can detect mold through surfaces without any demolition or disruption to your home or business.
❋ SpeedA mold dog can inspect a full property in a fraction of the time a traditional inspection takes. This makes it especially practical for real estate transactions or time-sensitive situations.
❋ Independent verificationAfter remediation, a mold dog inspection provides an unbiased confirmation that the work was thorough, so you know the problem was fully resolved, not just treated on the surface.
❋ Early detectionMold doesn’t always show itself before it spreads. A dog’s nose can identify a problem in its earliest stages, before it becomes a much bigger, more costly issue.
❋ Peace of mindFor those with health sensitivities, knowing your space is clear of mold sources provides assurance. Regular inspections are also a great way to maintain the health of your space.
“What stood out most was the genuine care and compassion we were shown. We never felt rushed, and it was clear they truly wanted to help us get answers and move forward. That level of customer service and professionalism is hard to find.”

What to expect from our mold dog inspections
Most of our inspections take between 2 and 3 hours.
We start with a visual inspection of the interior—and exterior where accessible—to identify any visible signs of moisture, water damage, or mold. From there, our dog works through the property systematically, and any areas he indicates are marked for review.
Once the inspection is complete, we walk you through everything we found in a verbal summary. After the inspection, we’re still here for you and happy to answer any questions that come up.
Here’s a sample inspection timeline, but it varies by property:
